High Country Market Review 2017!

The statistics are in and 2017 proved itself to be a good year for real estate in the NC High Country!

To all of the High Country home-owners (and future home-owners!), this information is key to making wise investment decisions and plans for the future. Vincent Properties has a passion for real estate and market data, so we are proud to share our knowledge with you!

High Country Market Report for 2017

This graph shows by month: the number of active residential listing (red), the number of sold residential listings (blue), and the absorption rate(green). The absorption rate is a key indicator for real estate professionals on the current pace of the market.  For instance, for January 2018 (on the right of the graph), the absorption rate is approximately 8.89 . This means, based on sales and the amount of houses currently on the market, that it would take about 8.89 months to sell every house.

As you can also see by the graph, Jan 2018 has the lowest absorption rate and the smallest amount of housing inventory. First of all, this decrease in listings is typical for the NC High Country real estate market because of Wintry conditions. No one wants to pack up and move in the cold snow! Secondly, this is another indicator of the real estate market continuing to progressively balance out from a buyers market.

A Closer Look at the Boone and Blowing Rock Real Estate Market

Boone’s average sold price for single family homes increased to $333,000. That is a 7% increase over 2016’s average sold price! The price per square foot increased from $138 to $150 between 2016 & 2017.

 Blowing Rock’s average sold price for single family homes increased from $446,000 to $475,000. The price per square foot increased from $183 to $187 between 2016 & 2017

Heavenly Ascent- The Profile Trail

Shortly after I arrived in the High Country, my buddy and I would love to head over to Grandfather Mountain.  There were no trails, so we just blazed our own. Our goal: to make our way to Calloway Peak, Grandfather Mountain’s highest peak. Calloway Peak is also the second highest peak in the Blue Ridge range, at 5,946 ft. As a young man it was a riveting experience to blaze the terrain and then stand, supreme, on what felt like, the top of the World!

 

A Little Bit of History

Granfather Mountain is often referred to as the Granddaddy of the Appalachians! Since my hay day, they have created several trails along side and inside the regional treasure. One of which, the most similar to my personally blazed trail, is the Profile Trail. The trail was conceived and designed by the late Jim Morton (son of the late Hugh Morton, patriarch of Grandfather Mountain). Jim and his friend, Kinny Baughman set out to make the trails using nothing more than hand tools – iron rods, shovels, pulleys, and winches. Real Mountain Men Style!

 

Now that I am a granddaddy, I thought  I would celebrate a milestone birthday by attempting a solo ascent. I wanted to try re-live the adventures of many years ago.  Fortunately, today there is a great way to attempt the challenge: The Profile Trail!!!

 

Luckily I was able to drive to the brand new $1.8 million parking lot and trail access that just recently opened 14 days earlier.   At 8:00am on a bright and sunny July 15th, I was able to begin my quest for Calloway Peak.   At 9:52 am I was standing on top of the world once again. The view was breathtaking (as was the climb) views of the land below.

The round trip hike is slightly over 7 miles and the vertical gain from start to the top is almost 2,100 feet.  Allow 4 to 6 hours for the journey, pack a lunch and a bottle of water (although you can get pure spring water along the trail close to the top).   Bottom line, this needs to be on the bucket list for every nature-lover!

Seven Devils Market Report

With all the years of growth in the High Country Real Estate Market, the small town of Seven Devils has seen its share of increase.

Seven Devils as a town has added some great options for town residents, such as the Otter Falls hiking trails, upgraded tennis court, picnic shelter, kids play area and more.  The Blue Ridge Conservancy will be adding several miles of trails over the next few years to their recently purchased 250+ acres.  With all real estate and town activity, the numbers of sales and prices have started to climb.

Seven Devils Market Review

A quick history search of the local MLS data reveals an upward swing of prices for the town in Single Family Residential Unit Sales.

  2014 average sold price was $230,000 and $124 per square foot

  2015 average sold price was $233,000 and $127 per square foot

  2016 average sold price was $280,000 and $135 per square foot

  2017 average sold price was $285,000 and $135 per square foot

**These numbers do not take into account condos or land sales, but each have grown with the market as well.

Although 2017 did not see as many sales as the previous years, the average sold price increased! This is a great indicator that property values are on a upward trend.

Beech Mountain Ski Resort

  1. The year was 1969 when I got the telephone call that would alter my life. “How would you and Jerry, Jr. like to take over the ski shop in the Beech Tree Village?”. It was the voice of my college roommate’s father, Mr. Jerry Leibhart; one of the original developers of Beech Mountain. At the time, I was a recently licensed, frustrated stock broker in Charlotte, who had spent most of my young life in retail. This was the opportunity to run a ski shop at the hottest new resort on the Eastern United States- how could I resist!? So that December, Jerry and I packed our bags and headed to Beech Mountain!

We renamed the shop “The Fall Line”, Jerry and I thought we were hottest thing on the slopes! Being single, 20-something guys with the opportunity to sneak out to hop on the gondola to coast the slopes – what more could we ask for?! We had the times of our lives!

Now, although I am out of the Ski Shop business, I am still in love with the slopes and elevations of Beech Mountain. Quite a bit has changed at the slopes, as it has become a year-round resort. But the Wintry season is where I feel the mountain is at its glory!

What is going on up on Beech Mountain Ski Resort this Winter:

With 15 slopes and 8 lifts, Beech Mountain is packed with adventure for all skill levels and even includes a terrain park for all kinds of stunts! Focusing on being a family friendly resort, they also have an array of kid to adult friendly events that include movie, game, karaoke, and trivia nights. Who doesn’t want to play Star Wars Trivia?

There are lessons for both Skiing and Snowboarding for all ages. Have little ones not old enough to hit the slopes? No reason you should miss out on the fun, Beech Mountain Ski Resort has a nursery!

When you are ready to take a break from skiing, snowboard, or tubing- you can head over their Alpine Village ! The village features off the mountain adventures such as ice skating, Beech Tree Bar and Grill, Ski Shoppe and the slope’s own Beech Mountain Brewery.

Appalachian Ski Mountain

Appalachian Ski Mountain is a great place for family and friends to enjoy the outdoors while they hurtle down the mountain at break-neck speeds, toeing the line between Adrenalin induced excitement and gut wrenching fear. But that’s the fun of skiing/snowboarding, right? Of course, I am just poking fun! The winter outdoor adventures are one of the many great reasons people visit the High Country. Appalachian Ski Mountain is one of the most popular ski mountains for both locals and tourist visiting the High Country.

Luckily, Appalachian Ski Mountain has something for everyone!

There are 12 slopes and 3 terrain that accommodate a range experience levels. With the variety of slopes, Appalachian Ski Mountain is perfect for the novice or advanced skiers and snowboarders alike.  The French Swiss Ski College and Burton Learn to Ride Program are great ways for beginners to learn the basics before they get out and enjoy the slopes on their own.

For the more advanced “adrenaline junkie” there are more coarse terrains and race teams! There are special events such as Arbor/ SPY Shred for the Cup Big Air, and Pop This: High Ollie Contest- all geared towards more elevated tricks and stunts.

Snowboard or skiing not your thing? There is an ice skating rink, too!

Even if you are not in it for the “rush”, there always seems to be something fun going on at App Ski Mountain. They offer an array of events from “Skiing with Santa”, A New Year’s Even EXTRAVAGANZA, and Ice Skating Fundraiser.  At the end of winter season, they even host the “Meltdown Games”, a series of fun and crazy games to finish out the year!

SNOW DAYS= FUN DAY

During the winter and on those glorious days where school was cancelled, I spent the majority of my time at Appalachian Ski Mountain. In fact, my elementary school bus would drop me and my friends off at the lodge after school. We would race to our lockers, throw on our gear and try to get in as many runs as we could before our parents came to pick us up after they got off work. Even then we would all chime: “Can we go down JUST one more time!?”. We were out there every chance we got.  Our favorite thing to was build the biggest jump the Ski Patrol would let us get away with. We would hit that jump over and over again until they eventually had to tear it down because we were scaring the tourist. I say they just didn’t appreciate our X-treme techniques!

Now that I’m older, I don’t get to spend as much time on the slopes as I would like. However, I will always remember the great time I had, growing up at Appalachian Ski Mountain.

Still today, parents still use the slopes for “big kid” daycare for snow days because they know it is a place that their kids will have fun and be safe.
